Want to Sell Your Home in 2019? Here are 6 Must Do’s!

Exterior View of Modern Farmhouse

No matter how good the interior of your home looks, buyers have already judged your home before they walk through your door. You never get a second chance to make a first impression! It’s important to make people feel warm and welcomed as they approach the house. It’s all about the first 7 seconds!

1. You Get One Chance to Make a First Impression

Entryways are super important! We call it the seven-second rule at Powers Realty Group. To get top-dollar, the buyer must be impressed in the first seven seconds they enter your home. Spruce up your home’s exterior with lighting, a brightly colored front door or wreath, and a fresh “Welcome” mat. Keep well-cultivated planters outside the front door, even in the winter months. Use evergreens and seasonal displays to heighten the buyer’s experience, and ensure your entryway is free from clutter, keys, and personal items.

2. Kitchens Sell Homes

Updating, painting, and sprucing up the kitchen will be the most important task you have to get top dollar for your home. You’re not actually selling your house; you’re selling your kitchen. That’s how important it is. Dated kitchens kill more prospective offers than any other room of the home. The best place to put your money in kitchen updates? Painting, replacing counter tops, replacing appliances, and installing new cabinet hardware are probably the easiest and least expensive upgrades. If you have very little money to spend, paint is by far the best upgrade for any home.

3. Lighting is Key

Lighting is important! Buyers often comment on how “dark” a home is, and this is not good feedback. Maximize the light in your home with both direct and ambient lighting. At Powers Realty Group, when we list a home, we remove every energy efficient light bulb because of the awful low light this type of lighting typically provides. Buyers cite lighting as one of the most important aspects in their home purchase. Remove drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs, and trim the bushes and trees outside to let the sunshine in. Do what you have to do to make your house bright and cheery, and during the winter months, make sure your buyer has a well-lit path to your front door.

4. De-Clutter, De-Clutter, De-Clutter!

We cannot say it enough. Really, we cannot say it enough. One of the most important things to do when selling your home is to remove one-third (Yes, one-third!) of your stuff. This includes unnecessary furniture, collections, and personal keepsakes. Consider hiring a personal organizer and make sure you consult with your REALTOR early in the process. At Powers Realty Group, we have Whole House Teams that can clear an entire house, donate your charitable items, and dispose of any unwanted items as you begin the process of getting your home ready for sale.

5. Consider a REALTOR with a Whole House Ready Team to Maximum Your Value

I have been staging properties for 16 years in Metro Milwaukee. This is one of the single best values I bring as a REALTOR to my clients. It goes beyond bringing in furniture and paint. I have an in-house stylist and a Whole House Team to help my sellers prepare their homes for sale. From consultation to handyman jobs, this includes many sought-after services for the customer and is considered part of my marketing budget. It is offered to all our clients selling a home and helps our customers get their homes on the market faster.

6. Consider a Pre-Listing Inspection

Pre-listing inspections provide a level of transparency between you and the buyer. It will save you time and money. Find a qualified Wisconsin Licensed Inspector and have them provide a thorough report with photos on the entire property. Once completed, bind the report and begin the repairs. Note on the report what repairs have been completed since the inspection. You will provide something of value to buyers few sellers provide, and buyers will feel more comfortable moving forward with an offer on your property.
