We guide you through price, earnest money, contingencies, and closing date, and we negotiate on your behalf with more than 20 years of North Shore experience behind every conversation.

7. Inspections and Due Diligence
Many North Shore homes are nearly a century old. That is part of their character, and it is why inspections matter. We help you arrange a thorough home inspection and any specialized testing the home calls for, such as radon, sewer lateral, or chimney inspections. Then we walk you through the findings and negotiate any repairs or credits.

8. Appraisal and Final Loan Approval
We stay in close contact with your lender and the appraiser to keep your financing on schedule. If questions come up, we address them quickly, so your closing date holds.

9. Closing Day
We coordinate with the title company, your lender, and the seller's agent so that everything is ready for closing. Before closing, we schedule your final walkthrough to confirm the home's condition. If you can't be here in person, we'll work with your lender and title company on remote closing options.
