This pivotal moment, typically scheduled three days before closing, is when buyers and their agents view the property to ensure it is in the agreed upon condition. It’s not just a formality—it’s the last chance for buyers to raise objections before signing on the dotted line.

To help sellers avoid these pitfalls, we’ve created a comprehensive Final Walkthrough Checklist to ensure a seamless closing process.

Why the Final Walk-Through Matters

The final walk-through isn’t just a buyer’s right; it’s a contingency that can make or break the deal. Buyers expect the property to meet their expectations as outlined in the contract:

  • Repairs from the inspection contingency must be completed.
  • The property should be entirely free of personal belongings.
  • The home must be clean and functional, with no new damage.

The Seller’s Final Walk-Through Checklist

To ensure a smooth closing, follow this checklist to address common issues and leave the buyers with a positive impression:

  1. Maintain the Property Condition: The home must be in the same or better condition than when the offer was accepted.
  2. Deep Clean the Home: Pay special attention to the stove, refrigerator, freezer, and outdoor kitchen appliances.
  3. Ensure All Systems Work: Test lights, outlets, faucets, and appliances to confirm they’re functioning.
  4. Patch and Paint: Repair any nail holes or damage from removed TV mounts and other fixtures.
  5. Dispose of Hazardous Materials: Properly remove paint cans, pool chemicals, and other hazardous items.
