Milwaukee's Excluded Listings: The Private Luxury Market You Can't See on Zillow

Milwaukee's excluded listings, the private luxury homes you won't find on Zillow, and how Powers Realty Group, Inc. guides buyers and sellers with discretion.

Understanding the real Milwaukee luxury market

Some of Milwaukee's most significant homes will never appear on Zillow, Homes.com or Realtor.com, and that is by design. For homeowners whose privacy matters as much as their price, Milwaukee offers a long established, rules based path to selling quietly. Understanding that path is now essential to understanding the real Milwaukee luxury market.

A National Conversation, and Milwaukee Was Here First

The real estate industry is in the middle of a lively national debate about who should see a home for sale, and when.

Compass, now the nation's largest residential brokerage after acquiring Anywhere Real Estate in January 2026, has championed "private exclusive" marketing, in which a home is shown first within its own network. In September 2026 it introduced a "See It First" section on its website to feature those homes, and several MLSs across the country have gone to court to defend their cooperation rules.

On October 26, 2026, Keller Williams, HomeServices of America (parent of Berkshire Hathaway HomeServices), AGNT (parent of eXp Realty and NextHome) and Real REMAX Group announced Open Real Estate, a shared national listing initiative built on the opposite idea: that listings should be shared as widely as possible.

Two of the largest groups of brokerages in America have looked at the same luxury seller and reached different conclusions. That is exactly why sellers deserve an advisor who understands every option, and why the conversation is moving so quickly.

In Milwaukee, we have managed this balance for years. Metro MLS has long allowed a seller, for reasons of privacy and confidentiality, to direct that a listing be excluded from the MLS and its public websites. And our local market has added something the rest of the country is still debating.

Metro MLS's Private Excluded Properties Portal

Metro MLS now features, on the front page of its members only site, a private portal listing every excluded property in Southeast Wisconsin, regardless of which brokerage represents it. For each home, the portal shows the property address and the name of the agent representing the sale. The list price and all property descriptions remain private.

As of October 27, 2026, that portal lists 138 excluded properties. I expect that number to grow.

This portal is not public. It will never appear on Zillow, Homes.com or Realtor.com. It is available only to members of Metro MLS and the Greater Milwaukee Association of REALTORS®.

The design is thoughtful, and it reflects principles Metro MLS and GMAR first put in place in February 2018 with the original Excluded Properties List:

  • The seller keeps their privacy. No price, no photos, no description and no public footprint.
  • No brokerage can keep a private home to itself. Every member professional can see that the property exists and who to call.
  • Buyers gain access through representation. Because the list lives inside the professional network, a buyer must work with an agent to learn about these homes.

Nationally, the industry is arguing over whether private listings should belong to one company's network or to everyone. Milwaukee has already answered that question: private to the public, open to every cooperating professional. I believe this model is where luxury real estate is heading across the country.

What an Excluded Listing Is, and What It Is Not

An excluded listing is a signed Exclusive Right to Sell agreement in which the seller chooses privacy over public exposure. In practice:

  • No public marketing. No portals, no property website, no email blasts, no social media. Metro MLS rules state that excluded properties are not to be publicly advertised.
  • Seller directed and documented. The seller signs a Metro MLS advisory acknowledging the trade offs, including that reduced exposure may reduce offers or affect price.
  • Shared within the profession. Excluded homes appear on the member portal and are presented to fellow professionals through direct, one to one outreach.
  • A privacy tool, not a sales tactic. Metro MLS is explicit that the only permissible purpose of exclusion is the seller's privacy and confidentiality.
January 1, 2027: Wisconsin Makes Informed Privacy a Seller's Right

Starting January 1, 2027, 2025 Wisconsin Act 69 takes effect. Under the new law, a listed home must be marketed on a public website within one business day, unless the owner signs a state prescribed disclosure and opt out form. The law also requires the listing firm to share information with, respond to and arrange showings for agents representing any buyer.

Metro MLS CEO Chris Lambrou has noted that much of Act 69 "aligns with existing MLS policy," and that Metro MLS has promoted this kind of disclosure "for years through required seller forms."

For luxury homeowners, the message is reassuring. Privacy remains available. It now comes with clear, consistent protections, and it rewards brokers who handle it with care.

Why Privacy Matters More Than Ever at the Top of the Market

Personal information has never been easier to find. Listing photos can reveal floor plans, art collections, safes and security systems, and those images stay online long after a home sells. National reporting has described luxury sellers who now ask that wine cellars, safes and security features never be photographed.

For executives, public figures, families navigating life transitions, and anyone who simply values discretion, an excluded listing offers something increasingly rare: a sale on their own terms. I expect private offerings to become a standard part of luxury practice. They will not replace the open market. They will be a thoughtful choice within it.

The Balanced View: Is an Excluded Listing Right for You?

Our advice is simple. Choose an excluded listing when privacy is a genuine priority, and work with a broker who will still bring the full force of the professional network to your sale.

Little Black Book Properties™
Introducing Little Black Book Properties™, Reimagined

In 2017 and 2018, Powers Realty Group, Inc. introduced Little Black Book Properties™, a private collection built on one idea: some homes are so special they cannot be found on traditional websites.

Today, we are reintroducing Little Black Book Properties™ as our Private Exclusive Offering for Milwaukee's ultra luxury buyers and sellers, designed for Wisconsin's new rules and a more privacy conscious era.

For sellers, it means a discreet, documented strategy:

  • Pre-listing advisory and preparation. We review whether privacy, delayed marketing or full exposure best serves your goals, and we complete every required disclosure.
  • Private, professional presentation. HD photography, video, Matterport and aerial imagery, shared selectively and never publicly.
  • Personal outreach. A confidential, one to one phone campaign to qualified past and current clients and to leading agents in Milwaukee, Lake Geneva and Chicago, along with trusted high net worth relationships, including our connections through Hindman Auctions in Chicago, Naples and Milwaukee.
  • Personal presence. Gretchen Keating, Vice President and Associate Broker, and I attend private showings.

For buyers, Little Black Book Properties™ offers a private introduction to the homes on Metro MLS's excluded portal and to opportunities that never appear online, along with guidance through the confidentiality steps that often come with them.

How Buyers Can Access Milwaukee's Private Market

  1. Work with a dedicated buyer's agent under a written buyer agreement. Private inventory, including the 138 homes on the Metro MLS excluded portal, is shared agent to agent, not on consumer websites.
  2. Choose a brokerage at the center of the luxury network. The portal tells your agent a home exists. Relationships determine how quickly your agent gets the details, the showing and the conversation.
  3. Be prepared. Have proof of funds or pre-approval ready, and expect confidentiality agreements for some properties.
A Luxury Reach That Extends to Naples

Many of our Wisconsin clients spend winters in Southwest Florida, and they asked us to become their Florida broker as well. Our Naples office at 780 Fifth Avenue South, opened in 2025, now connects Milwaukee's luxury sellers with buyers who divide their year between the North Shore and the Gulf Coast. This two market reach means a private offering in Milwaukee can be introduced quietly to a national circle of qualified buyers. Explore our Florida presence at powersrealtyfl.com.

The Real Milwaukee Luxury Market

The homes you see online are only part of the picture. The real Milwaukee luxury market also includes homes sold privately, presented personally and protected carefully. At Powers Realty Group, Inc., Milwaukee's Luxury Leader and Wisconsin's #1 Boutique Broker™, we have spent more than two decades and $2.6 billion in career sales earning the trust these transactions require.

If privacy matters to you, as a buyer or a seller, let's talk.

Frequently Asked Questions
What is an excluded listing in Milwaukee?

An excluded listing is a home under a signed listing agreement whose seller has directed, for privacy and confidentiality, that it be kept out of the Metro MLS and off public websites such as Zillow, Homes.com and Realtor.com. It cannot be publicly advertised and is shared with other real estate professionals through the Metro MLS member portal and direct outreach.

Can real estate agents see Milwaukee's excluded listings?

Yes. Metro MLS maintains a private, members only portal on the front page of its member site that lists every excluded property by address and representing agent, regardless of brokerage. List prices and property descriptions remain private. As of October 27, 2026, the portal listed 138 excluded properties.

Why can't I find these homes on Zillow?

Excluded listings are not syndicated to consumer websites, and Metro MLS rules prohibit public advertising of excluded properties. Buyers learn about them through a real estate agent who is connected to the professional network.

Will excluded listings still be allowed after January 1, 2027?

Yes. Under 2025 Wisconsin Act 69, public online marketing becomes the default, but a seller may still choose private marketing by signing a state prescribed disclosure and opt out form. The listing firm must still share information with, and arrange showings for, agents representing any buyer.

Do private listings sell for more or less?

Research is mixed. Compass reports higher prices for homes that begin with private marketing, while studies from Zillow and Bright MLS report lower prices for homes that stay off the MLS, with the smallest difference at the luxury level. An excluded listing is best chosen for privacy, with expert guidance on pricing.
