A beautiful home is announced, anticipation builds, and buyers line up for the first showing. It has served Milwaukee sellers well, and it still has its place.
But the world that Coming Soon was designed for has changed. Today, the moment a home is announced online, it is no longer just seen by buyers. It is read, copied, analyzed and remembered by artificial intelligence. For luxury homeowners, that changes the calculation entirely. I believe private listings, not Coming Soon, will become the defining strategy for Milwaukee's finest homes.
In Milwaukee, Metro MLS offers a Delayed status, commonly called Coming Soon.
With the seller's authorization, a home can be announced to member agents for up to 21 days before showings begin. No one, not even agents, may tour the home until the start showing date.
That window was designed for a very specific purpose: build excitement, give every agent fair notice, and let relocation buyers plan their visit. In a fast moving market with multiple offers, it works beautifully.
Coming Soon, however, is a countdown. Its entire purpose is to lead to a public launch. Every Coming Soon listing ends in the same place: full exposure on Zillow, Homes.com, Realtor.com and hundreds of other websites. Nationally, the industry is moving pre-market marketing even further into public view. In March 2026, Zillow launched Zillow Preview, a public "pre-market" stage for homes on Zillow and Trulia, joined by several of the country's largest brokerages.
Coming Soon does not protect a seller's privacy. It schedules the moment privacy ends.
When I began selling luxury homes, a listing lived on a flyer, in the newspaper and on a handful of websites. When the home sold, it largely disappeared.
That is no longer true.
For most homeowners, these realities are manageable. For a luxury homeowner, whose interiors may reveal art, collections, security systems and the rhythms of a seasonal household, they deserve careful thought.
And yes, this article was researched with the help of AI. That is precisely the point. I know what these tools can do, which is why I believe our most private clients deserve a choice.
A private listing in Milwaukee, known in Metro MLS as an excluded listing, is a full Exclusive Right to Sell agreement in which the seller chooses privacy over public exposure. It cannot be publicly advertised. There are no portal listings, no property website, no social media and no email campaigns.
That restriction, once seen as a limitation, has become its greatest strength.
I want to be clear: a private listing is not right for every home or every seller.
Full public exposure, with or without a Coming Soon period, still creates the largest audience and the most competition. National research on price is mixed. Compass reports higher prices for homes that begin privately, while studies from Zillow and Bright MLS report discounts for homes that stay off the MLS, with the smallest difference at the luxury level. Metro MLS asks every seller who chooses privacy to sign an advisory acknowledging that reduced exposure may affect offers and price, and beginning January 1, 2027, Wisconsin law requires a state prescribed disclosure and opt out form.
The right answer depends on the home, the seller and what matters most. For a family whose privacy is worth more than the widest possible audience, a private listing is not a compromise. It is a strategy.
Our Private Exclusive Offering, Little Black Book Properties™, was first introduced in 2017 for exactly this kind of client. Today it is designed for Wisconsin's new rules and for the age of AI.
And if the time comes to go public, we can launch with the full force of our marketing, on your terms and at the moment you choose.
Technology will keep making the housing market faster and more visible. That is a good thing for most buyers and sellers. But luxury has always been about something technology cannot replicate: trust, discretion and a personal relationship.

A Coming Soon listing, called Delayed status in Metro MLS, announces a home to member agents for up to 21 days before showings begin and then launches publicly on websites such as Zillow and Realtor.com. A private, or excluded, listing is never publicly advertised and is shared only with Metro MLS member agents through a private portal and direct outreach.
No. Under Metro MLS rules, no showings of any kind may take place until the start showing date. A private listing, by contrast, can be shown to qualified buyers privately.
Once a home is listed publicly, its photos, price history and details can be indexed by websites and AI tools and remain retrievable long after the sale. A private listing keeps those details off the internet entirely, which can be valuable for homeowners who prioritize privacy and security.
Research is mixed. Compass reports higher prices for homes that begin privately, while Zillow and Bright MLS studies report discounts for homes that stay off the MLS, with the smallest gap at the luxury level. A private listing is best chosen for privacy, with expert guidance on pricing.
Yes. Under 2025 Wisconsin Act 69, public online marketing becomes the default, but a seller may choose private marketing by signing a state prescribed disclosure and opt out form.
