Secondary Offers: A Critical Yet Overlooked Strategy for Home Sellers

In today’s fast-paced real estate market, securing an accepted offer is a milestone — but it should not signal the end of marketing efforts for a seller.
In fact, continuing to show a property and collect secondary offers can be one of the most powerful strategies a seller can employ to maximize their sale price and secure a successful closing.

Yet many real estate professionals and sellers alike remain unfamiliar with how secondary offers work — and how valuable they can be when handled properly.

What Is a Secondary Offer?

A secondary offer is an offer submitted on a property after a seller has accepted a primary offer. The primary offer remains in first position until its contingencies are either removed or the buyer fails to satisfy them.
If the primary buyer is unable to perform — typically due to financing, inspections, or sale contingencies — the seller can move forward with an accepted secondary offer already in place.

Importantly, sellers are not limited to accepting only one secondary offer. They may accept multiple backup offers, providing them greater flexibility and negotiating strength should the primary transaction fall through.


The Practical Benefits of Secondary Offers

According to Suzanne Powers, Founder and CEO of Powers Realty Group, secondary offers are an often-misunderstood yet essential part of seller strategy.

“In representing sellers, our fiduciary duty is to continue marketing their property until all contingencies are cleared,” Powers explains.
“Accepting secondary offers ensures that if an initial deal does not close, the seller has immediate, high-quality options without losing valuable time or negotiating leverage.”

The benefits are clear:

  • Maintained market momentum if a primary deal collapses
  • Potential for a higher sale price
  • Minimized days on market, protecting a property's perceived value

A Real-World Example

When Powers founded her brokerage, she brought with her 29 listings from her previous firm. Under Wisconsin real estate law, any buyer who had previously seen a property under the former brokerage remained protected. If they submitted an offer, the sale would revert to the original firm.

One such situation arose early on:
An offer came in from a protected buyer and was accepted, reverting the transaction to the seller’s previous brokerage. Typically, this would have marked the end of marketing efforts.

However, Powers recognized an important distinction. While the sale itself reverted, the seller retained the right to continue showing the property and accepting secondary offers.

Despite requests from the former brokerage to cease marketing, Powers advised her client to proceed — ultimately collecting multiple secondary offers.
When the primary buyer was unable to meet their contingency obligations, the seller accepted a secondary offer and achieved a $10,000 higher sale price than originally negotiated.

“Had we simply stopped marketing the property as requested, our seller would have missed out not only on a better offer but also on valuable time in the market,” Powers says.

Why It Matters in Today’s Market

  • Continue showing the property until all contingencies have been removed from the primary offer.
  • Accept secondary offers whenever possible to strengthen the seller’s negotiating position.
  • In multiple-offer scenarios, accept one offer as primary and counter others into secondary position rather than declining them outright.

“These practices protect the seller’s investment and ensure they are truly positioned for the best possible outcome,” says Powers.
“In today’s market, strategic execution matters more than ever.”
