It is the first question nearly every seller asks me, and usually right after they have checked Zillow: what is my home worth?
I understand the appeal. A Zestimate is instant, free, and right there on your phone. And for the average home in the average neighborhood, Zillow does a respectable job. It is skilled at the middle of the market, where homes look alike and sell often.
But a luxury home is not an average home. And that is exactly where the algorithm loses its way.
Zillow builds its estimate from data: square footage, bedroom and bath counts, lot size, tax records, and recent nearby sales.
By Zillow's own published figures, the nationwide median error is about 1.8% for homes already on the market, but about 7% for homes that are not. On an $869,234 home, our average sale price, 7% is more than $60,000.
Zillow also notes that unreported remodels and updates are not reflected in its estimate, and that unique homes can produce a wider range. On the North Shore, unique is the rule, not the exception.
Two homes can share the same street, the same square footage, and the same number of bedrooms, and sell hundreds of thousands of dollars apart. To an algorithm, they are twins. To a luxury buyer, they are not even close. The difference lives in details no database records:
Zillow cannot see any of it. It cannot tell Sub-Zero from a standard refrigerator, or a hand plastered ceiling from drywall.
On the North Shore, homes carry names. A Colonial by a celebrated architect, a lakefront estate by a respected builder, a Tudor with a century of craftsmanship in its stone and slate. Buyers in this tier know those names, and they pay for them.
An algorithm counts rooms. It does not recognize proportion, ceiling height, sightlines, or the quality of the light in a room at four in the afternoon.
Zillow captures data. It cannot capture lifestyle, and lifestyle is what luxury buyers are truly purchasing: the walk to the lake, the family gathered around a perfect island, the evening on a stone terrace.
That is what we sell at Powers Realty Group, Inc., and it shows in our numbers. Our average sale price of $869,234 is the highest in the State of Wisconsin. Luxury is the aesthetic, and the aesthetic has value.
A true luxury valuation begins in your home, not on a screen. When I walk a property, I am evaluating what an algorithm cannot:
The result is a price that reflects your home's true position in the market. Price too low and you leave money behind and attract the wrong buyer. Price with confidence, backed by the right story, and the right buyer recognizes value immediately.
Your home is not an average. Its value should not be either.
If you own a home on Milwaukee's North Shore, in Whitefish Bay, Shorewood, Fox Point, Bayside, or Mequon, I would be glad to walk through it with you and prepare a private, confidential valuation. There is no obligation, only a clear picture of what your home is truly worth.

Zillow reports a nationwide median error of about 7% for homes not on the market. For luxury homes with custom finishes and distinctive architecture, the gap can be wider, because those features are not in the data.
Zestimates rely on public records and sales data like square footage and room counts. Designer tile, natural stone, custom millwork, and wallcoverings are not recorded, and Zillow notes unreported remodels are not reflected.
Request an in-person valuation from a luxury listing specialist who evaluates finishes, architecture, condition, and the comparables luxury buyers actually consider.
Yes. Because algorithms cannot see quality finishes or design, Zestimates can understate the value of exceptional homes, which risks underpricing.
