While spring often shows the highest closed sales activity, that data lags 2 to 3 months behind the actual market activity ( when offers are written )by several months. Suzanne Powers emphasizes that offers are written early in the year, and listing by January 1st captures the buyers writing offers in January and February before inventory floods the market later in spring.
