The Best Subdivisions in Cedarburg

Living in Cedarburg can be equated to the scene of a Norman Rockwell painting. Sitting on the banks of Cedar Creek, this quaint, historical city dates back to 1885 and is a short 25-minute drive from Milwaukee. With its candy and coffee shops, restaurants, gift shops, 34 parks, a winery, and even a locally-owned movie theater, it’s no wonder Cedarburg is one of the most coveted areas to live. Maybe best known for its famous Strawberry Festival, this community’s school district consistently ranks as one of the best in the state. This makes it a top pick for Wisconsinites and out-of-town home buyers.

Cedarburg has two separate entities. The City of Cedarburg has a population of approximately 12,000, while the Town of Cedarburg has a population of around 6,000 and covers 25 square miles. Both jointly fund a fire department to provide fire and emergency medical services to the City and Town. For most buyers choosing whether to live in City or Town can, at times, be a struggle. With the City offering walkability and small-town charm, the Town of Cedarburg provides spacious lots and a lower tax rate. Here are some of our favorite neighborhoods in each.

The City of Cedarburg Top Neighborhoods

The Reserve at Cedar Creek

Location, location, location. Situated on the banks of Cedar Creek and just a short seven-minute drive from I-43, this neighborhood is a favorite! The Reserve is the only subdivision in Cedarburg with an HOA that offers lawn and snow removal services. The Reserve is also one of the smaller subdivisions creating a close-knit neighborhood that helps build lifelong friendships with the families that reside here. Another great feature, this HOA knows how to party. Their annual block party features catered food, bounce houses, and plenty of beverages! With Cedar Creek Park just down the hill, it makes the music from Summer Sounds and the 4th of July fireworks feel like they are right in your backyard!

Topview Trail

I love curb appeal and this neighborhood does not disappoint. The landscaping and overall flow in this neighborhood is tasteful and beautiful. This 85-lot, single-family community combines exceptionally designed floor plans with quality construction to create warm and comfortable homes. The open concept homes feature the perfect blend of finishes and space. The children in this neighborhood also get to enjoy their own private playground built by the HOA. Located on the west side of the City of Cedarburg, residents are only a three-minute drive to Parkview Elementary and Cedarburg High School. Topview Trails continues to be a “top” choice for buyers.

Seidler Pond

If you love nature and the feel of country living but want to live in the City, Seidler Pond is the subdivision for you. Built between 2004 and 2015 this neighborhood’s natural topography creates the perfect setting for migrating birds and wildlife. The protected wetlands and prairie grasses highlight and create a subtle ambiance for the luxurious homes. The man-made amenities complement the natural setting and include a tennis court, basketball court, a community gazebo, as well as walking and bike paths that run through the area. Municipal water is supplied to Seidler Pond, however, the homes do have their own private sanitary system.

Cedar Pointe

When you think of Cedarburg you can’t help but think of the Cedar Pointe neighborhood. It is not only the most popular subdivision in Cedarburg, but it is also the largest with just under 2200 residents. This bustling neighborhood was built in the 1990s and offers its own Conservancy Walking Trail and Park. Homeowners have the luxury of walking to restaurants, shops, and schools. A quick 10-minute walk to the historic Washington Avenue is why so many buyers seek to find their home in this neighborhood. The majority of the backyards are connected lending to neighborhood parties and cookouts.


The Town of Cedarburg Top Neighborhoods

Greystones of Cedarburg

This has quickly become one of the premier subdivisions in the Town of Cedarburg. Located only 1.5 miles out of the city, the 35 residences situated on spacious rural lots sprawl across the neighborhood. This residential community is dotted with expansive green spaces intertwined with paved walking paths. Five ponds, two with fountains, enhance the hometown, country atmosphere and add to the picturesque feel. Large lots and luxury homes line the streets. My favorite feature here is its amazing sunsets. I have yet to see a better one in any other part of Cedarburg!

Hidden Lake

This subdivision is possibly one of Cedarburg’s best kept secrets. The name speaks for itself. The Hidden Valley Lake HOA contains a small group of homes dating back to the early 1970s. The private lake offers fishing, kayaking, and sandy beaches for swimming in its clear waters. The homes in this neighborhood do not come on the market often, however, when they do you can only imagine the number of buyers who quickly jump on the opportunity to own their own waterfront property in the Town of Cedarburg. Located five miles outside the City of Cedarburg you get the “Up North” vibes without the long drive.

Behrens

Behrens is conveniently located on Cedar Creek Road & Hwy 1 one mile north of Hwy 60. This historical conservation subdivision provides creative land planning, sweeping green spaces, extensive native landscaping, and strict architectural standards that emphasize quality. With only 20 lots, this prestigious neighborhood offers preserved wetlands and prairie gardens as well as two large ponds. There is a ½ mile paved bike path, a private walking and nature trail system, as well as a children’s play and recreation area. If you’re looking for a luxury development in the Town of Cedarburg, the Behrens is a must-see. Be sure to keep an eye out for new listings as these homes will go fast!

Kaehlers Mill

At the intersection of Covered Bridge and Kaehlers Mill roads in the town of Cedarburg lies my favorite suburban community. Located a short five-minute drive from the City of Cedarburg, this neighborhood is so special. Its name comes from the historical sawmill that was located there from 1838-1902 and furnished lumber to much of the area projects. Just down the road from Covered Bridge Park and nestled on the banks of Cedar Creek, these homes sit on spacious multiple acre lots and offer some of Cedarburg’s most stately homes. Prairie grass and a quiet country road offer Homeowners privacy, space, and calmness. Who wouldn’t want to live here??
