There is an old piece of advice that still gets repeated at dinner parties and in first time buyer seminars: “never buy the most expensive house on the block”. It made sense in a world where contractors were plentiful and prices to remodel were low. That market is gone. The new mantra is never buy a fixer upper!
The highest priced listing in a neighborhood now is very often the fastest and cleanest sale due to condition. The fixer upper down the block, priced well below it, sits. Sometimes through two or three price reductions.
Buyers are paying for certainty, not square footage and the price per square foot model is really broken. Using this method in commercial makes sense in residential it does not because the king of residential is condition.
Today's luxury buyer is busy, well informed, and unwilling to inherit someone else's deferred maintenance. Many are relocating from Chicago or the coasts. Many are moving up from a home they have already renovated once and have no interest in doing it again. They are not looking for a project. They are looking for a home they can move into on a Friday and host guests in on Saturday.
When a home is impeccably maintained and finished to a high standard, the buyer's math changes completely. They are no longer estimating what a kitchen will cost, wondering whether the roof has three years or ten left, or guessing at what is behind the walls. Uncertainty is what drives buyers to discount a house. Remove the uncertainty and buyers stop negotiating against the property and start competing for it.
That is why the top of the street moves. The seller has already done the work, and buyers will pay top dollar to skip it.
In the $1M+ Market in Milwaukee’s North Shore buyers have a very specific checklist, and they know within the first sixty seconds of a showing whether a home meets it.
The kitchen is the first test. Buyers expect crisp walls and trim boards, recognized brands, like Sub-Zero and Wolf, tile backsplash, quartzite counters, upgrade lighting and inset cabinetry. The island matters as much as the appliances. A large working island with seating is where families live, and a kitchen without one reads as dated no matter how new the countertops are.
Bath and plumbing fixtures signal the whole house. Kohler fixtures, quality tile, and thoughtfully designed primary baths tell a buyer the owner did not cut corners anywhere. If the visible choices are excellent, buyers will assume the invisible ones are too.
The first floor office or den is no longer optional. Remote and hybrid work is permanent for a large share of luxury buyers. A dedicated first floor office, or a den that can serve as one, is now one of the most requested features in buyers home search. Homes without one lose buyers before the second showing.
The entry sets the tone. A large open foyer with tall ceilings creates the sense of scale and light that buyers associate with a premium home. It is the first impression, and it colors everything that follows.
Hardwood floors throughout. Not carpet upstairs and hardwood down. Buyers at this level want continuity, and carpet is read as a replacement expense the moment they see it.
The garage is finished too. An epoxy garage floor is a small investment that tells a buyer the owner cared about every space in the home, not only the ones guests see. It is the kind of detail that makes a buyer trust the mechanicals, the roof, and the basement without asking.
Everything works and everything is clean. Serviced HVAC, updated windows, a dry basement, fresh paint, tuned landscaping. Buyers at the top of the market are not forgiving of the small things because the small things are all they have left to worry about.
The house priced $500,000 below the leader on the street should, in theory, attract a bigger pool of buyers. In practice it attracts a smaller one.
The move up buyer does not want it because it is not ready. The investor wants it only at a steep discount because renovation costs, permitting timelines, and contractor availability have all risen.
The relocating executive will not even tour it. What remains is a narrow band of buyers who are willing to do the work and expect to be paid for their trouble in the form of a low price.
So the "cheaper" house ends up negotiated down again and again, while the finished house next door sells way above its asking price, often to a buyer who saw it the same day for only an hour.
This is the new norm. Everywhere! Condition and finishes have become the primary driver of both speed and price. The market is not rewarding the lowest number. It is rewarding the least amount of work left for the buyer.
If you own the best maintained home on your street, price it with confidence. Underpricing a home in this condition attracts the wrong buyer and leaves money on the table, a point I covered in detail in Why Underpricing a Luxury Home Attracts the Wrong Buyer.
If your home is not there yet, the decision is whether to invest before listing or to price for the work that remains. In most cases on the North Shore, the investment wins. The right updates, completed before the sign goes in the yard, routinely return more than they cost and dramatically shorten the time to a contract. Our Home Improvement Payoff series walks through which projects earn their keep.
And if you are preparing for a fall or spring listing, condition is where the preparation starts. See Fall Listing Strategy for North Shore Sellers for the timeline.

Not in today's market. The highest priced home on a street is usually the one in the best condition, with the most recent updates and the least deferred maintenance. Buyers are increasingly willing to pay for that certainty, and these homes tend to hold their value and resell quickly.
Recognized appliance and fixture brands such as Sub-Zero, Wolf, and Kohler, a large kitchen island, a first floor office or den, a large open foyer with tall ceilings, hardwood floors throughout, and finished secondary spaces such as an epoxy garage floor. Above all, buyers expect a home that has been impeccably maintained.
The pool of buyers willing to take on a renovation at the $800K and up level is small, and those buyers expect a significant discount to cover rising construction and contractor costs. Move-up and relocating buyers generally skip these homes entirely.
In most North Shore cases, targeted updates completed before listing return more than they cost and shorten the time to contract. The right projects depend on the home, which is why a condition assessment should come before any pricing conversation
